What is a JustCo Virtual Office?

A JustCo Virtual Office gives you a professional business address at a JustCo centre — without a dedicated physical workspace. It is purchased entirely online and includes mail handling and one complimentary Hot Desk (Day) pass per month.

What a Virtual Office is

A JustCo Virtual Office is a membership that provides a professional business address at a JustCo centre without occupying a desk, office, or dedicated workspace.

The address is tied to the JustCo centre you choose at checkout, which becomes your Home Centre. You are permitted to use the address for business correspondence and as your company's registered business address.

Every Virtual Office membership also includes in-house mail handling and a monthly mail-out or forwarding service. You also receive one complimentary Hot Desk (Day) pass per month to access the coworking areas at your Home Centre when you need to work from a physical location.

Companies incorporating locally that need a registered business address to meet local requirements, without committing to office space before the team is ready. Requirements vary by market — see this FAQ article to check local requirements before you buy below.

International companies establishing a local presence in Singapore or other JustCo markets. A Virtual Office gives you a credible local address without the overhead of a leased office.

Check local requirements before you buy

Virtual Office is designed to work the same way in every market. However, some markets have local rules that can affect whether a Virtual Office is right for your business:

  • Registered address eligibility. In some countries, certain regulated industries — for example, travel agencies and employment or staffing agencies in Taiwan — are legally required to operate from a clearly distinguishable, physically separated operating area, and are not eligible to register at a shared address such as a Virtual Office. Some countries also limit how many businesses can hold a registered or tax address at the same location.
     
  • KYC requirements and processing time. We are required to carry out KYC before providing Virtual Office services in certain markets. Subject to the completion of the relevant forms and provision of all supporting documents, verification should be completed within 7 days in most cases but it may take longer if your submission is incomplete — see What is KYC and why is it required for Virtual Office? for more detail.

You're responsible for confirming that a Virtual Office meets your company's registration and compliance needs before you purchase. JustCo is not liable for registration outcomes and cannot refund a purchase on the basis that your Virtual Office could not be used for a particular registration or licence.

 

What a Virtual Office is not

A Virtual Office membership does not include a dedicated desk, a private office, or a physical workspace. You are not assigned a seat at any JustCo centre as part of this membership.

How it works — from purchase to active address

  1. Purchase online via JustCo Store 
    Select your Home Centre, choose your term, and pick your Service Start Date — this must be at least 7 days after your purchase date, to allow time for KYC verification. Your Service End Date is set automatically from your term. The full membership fee for the entire term is collected at checkout, and your Membership Agreement is created immediately upon successful payment. 
     
  2. Complete identity and company verification (KYC) - for Singapore and Australia 
    All Singapore and Australia Virtual Office members must complete a customer due diligence verification process as part of their Membership Agreement. 

    In Singapore, the provision of address services by an operator falls under the ambit of the Corporate Service Providers Act 2024 (“CSP Act”). JustCo is a registered Corporate Service Provider under the CSP Act and is required to conduct due diligence on your business, directors/controllers and beneficial owners to safeguard against risks of money-laundering and financing of terrorism. 

    Similarly in Australia, with effect from 1 July 2026, the provision of address services is a designated service under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (“AML/CTF Act”). JustCo is enrolled with AUSTRAC to provide such services and is required to conduct due diligence on your business, directors/controllers and beneficial owners to safeguard against of money-laundering and financing of terrorism. Your address goes live on your Activation Date, once verification is successfully completed.
     
  3. Membership activated 
    Upon successfully completing the purchase, you will receive an automated email containing the relevant KYC forms and a secure link for you to upload the KYC forms and supporting documents for review. We aim to complete verification before your Service Start Date, so your Activation Date and Service Start Date fall on the same day. We strongly recommend that you review what documents are required for KYC verification before making your purchase. If verification takes a little longer, your Service Start Date and Service End Date stay exactly as agreed — you'll simply have fewer active days within your term.
     
  4. Use your address, mail services, and monthly Day pass 
    Your business address is live. Mail and packages are received and handled at your Home Centre. Your monthly Hot Desk (Day) pass is credited to your JustCo App under My Keycards each month. A delay in verification doesn't change your term dates. Your Service Start Date and Service End Date are fixed when your Membership Agreement is created. If verification takes longer than expected, you simply have fewer active days within your original term — JustCo is not liable for delays and no refunds or term adjustments are made on this basis. Only if KYC verification cannot be completed at all or if we have assessed in our sole discretion that you do not meet our internal risk and compliance requirements is your Membership Agreement cancelled and your payment refunded in full. Accessing the centre as a Virtual Office member

Virtual Office members do not receive a digital access keycard. Instead, your complimentary monthly Hot Desk (Day) pass is your mechanism for centre access. It is credited to your JustCo App under My Keycards at the start of each month.

Accessing the centre is a two-step process:

  1. Building entry. 
    Register at the building's main security desk to clear building entry.
     
  2. Centre check-in. 
    Once inside, check in at the JustCo Front Desk. Our Community team will assist you with entry. The JustCo App serves as your digital key for the centre itself.

Download the JustCo App before your first visit. Your Day pass and any membership details are accessible under My Keycards in the App.

 

Your monthly Hot Desk (Day) pass

Every Virtual Office membership includes one Hot Desk (Day) pass per month. This gives you access to the coworking areas at your Home Centre during Staffed Hours on the day you use it.

The Day pass is credited to your JustCo App under My Keycards each month. It does not carry over — if you do not use it, it expires at the end of the month.
 

Need more workspace time? You can purchase additional Hot Desk (Day) passes through JustCo Web or App Store at the standard day rate. If you use the centre regularly, a Hot Desk (Monthly) membership may be more cost-effective. You can hold a Virtual Office membership alongside a separate Hot Desk membership if you need both a registered address and regular desk access.

 

Available add-ons

The following services are available as optional add-ons to your Virtual Office membership. They can be added when checking out or by contacting store@justcoglobal.com after your purchase:

  • Dedicated local phone number and call answering — a virtual phone line for your company ($70/month, plus a $50 one-time setup fee), routed to your Home Centre reception. Our team answers calls on your company's behalf during operational hours and relays messages to you by email. (For 24/7 coverage, we recommend forwarding calls to your own dedicated number.)
     
  • Administrative support (e.g. mail scanning) — charged at $15 per 15 minutes.

Add-ons are coming soon. The phone number and call answering services are not yet available to purchase — we'll confirm timing once scheduling is finalised. Contact the Community Team at your Home Centre to register your interest.

 

How Virtual Office terms work

Virtual Office memberships are term-based. In Singapore, Australia and Malaysia, available terms are:

  • 6 months
  • 12 months
  • 18 months
  • 24 months

Your term length, Service Start Date and Service End Date are all shown in your Membership Agreement, fixed at the point of purchase. The full membership fee for the entire term is payable at checkout.

Virtual Office memberships are not renewable. When your current term ends, your Membership Agreement expires. To continue with a Virtual Office, you need to purchase a new Membership Agreement through JustCo Store. Pricing and any benefits from the previous term do not carry over.

This is intentional — each new Membership Agreement includes a fresh verification process to keep your account details current and ensure ongoing compliance.
 

Planning ahead: We recommend purchasing your new Virtual Office Membership Agreement before your current term ends to avoid any gap in your address being active.
